From the guaranteed offer, you can smoothly proceed to the mortgage application, or you can choose a date for us to call you if you need advice. We can fill in the application together over the phone, or you can complete it later. After you submit the application, mortgage advisor will call you to finalize the property appraisal and the contract. He also assess the energy label of the building to determine if the property meets the conditions of the Responsible Mortgage, allowing you to obtain a better rate.
We will appraise your property online or arrange for an appraiser to contact you.
Once you provide us with the necessary documents, we will process your mortgage within 3 days. After the mortgage is approved, we will send you the contract for review. You can discuss the contract with mortgage advisor and agree on how to sign it. You can sign the contract in person at our mortgage center or electronically through online banking.
You can draw down the mortgage in a lump sum or gradually. It’s entirely up to you. You can submit a drawdown request through online or mobile banking.
The information whether the real property is energy-efficient and meets the conditions for a Responsible Mortgage subject to a better interest rate can be found from the energy label of the property. The mortgage expert evaluates the energy label of the property as part of a non-binding quote for your mortgage loan.
Was the energy label of the property issued before or on 31 December 2020 and the energy class is "A"?
Or,
was the energy label of the property issued after 31 December 2020 and when you divide the “Vypočtená hodnota” value and “Referenční hodnota” value in the “Neobnovitelná primární energie” section, the result is 0.9 or less?
If one of the answers is "YES", the condition for obtaining a better interest rate is met.

The Energy Performance Certificate of a Building (PENB) or energy label indicates how energy-intensive the building is, or how much energy is needed for its operation.
This is not possible with a Responsible Mortgage. The property to be financed with the mortgage loan and the property securing the loan must be the same.
However, if the value of the collateral is insufficient, it is possible to add another property, which must also be evaluated and meet the energy performance criteria.
Of course, you can also secure your mortgage loan with a property other than the financed one. In that case, choose another mortgage product from our offer.
If you are buying an apartment in an apartment building, it is enough to submit a copy of the common energy performance certificate of the entire building in which the apartment is located.
You can also submit the energy label after your loan is approved. If the submitted label meets the conditions of a Responsible Mortgage, you will be granted a discounted interest rate, which will be reflected with the next instalment.
